Affordable website design for independent UK businesses — £495
A focused website programme for independent businesses that need a stronger digital presence without beginning with a large agency engagement.
For September, October and November 2026, TheoMedia will select up to three suitable businesses each month for a complete website project at a fixed £495 programme rate.
£200 reserves an accepted place. The reservation payment forms part of the £495 total.
Why does TheoMedia offer a £495 website programme?
TheoMedia has grown primarily through relationships, referrals and direct conversations with businesses.
For this pilot, instead of putting all of our acquisition budget into advertising, we are using part of it to open a small number of lower-cost website projects for independent businesses whose work we believe could benefit from a stronger digital presence.
Keeping the programme to a maximum of three accepted projects per month allows us to keep the work focused while giving selected businesses access to proper design and development at a fixed programme rate.
This is not an unlimited low-cost website service. It is a small three-month pilot with a defined scope and limited monthly capacity.
What does a £495 TheoMedia Community Build include?
Every accepted project is scoped before a place is confirmed. For a typical small-business website, the programme can include:
Strategy and project direction
A focused discovery process to understand the business, customer journey and the actions the website needs to generate.
Bespoke mobile-first design
A design created around the business rather than simply inserting a logo into a generic off-the-shelf template.
Approximately 5–7 core pages
Typical pages may include Home, About, Services, Work/Gallery, FAQs, Contact and another relevant business page.
Contact and enquiry journey
Clear calls to action, enquiry forms and sensible contact pathways designed to turn visitors into enquiries.
WhatsApp and email integration
Direct routing configured for WhatsApp and email where appropriate for the business workflow.
Basic technical SEO setup
Page titles, descriptions, headings, semantic structure, indexability, sitemap and core technical foundations.
Analytics setup
Basic analytics so the business can begin understanding how visitors use the website.
Domain connection
Connection to the client's existing domain where applicable.
Responsive development
Optimised performance and layout across modern mobile, tablet and desktop viewports.
12 months hosting
Subject to the programme and project terms.
12 months technical support and reasonable small updates
Clarified separately in the project agreement what constitutes a small update.
When is the Community Build not the right fit?
The £495 programme is intended for focused small-business websites. Projects requiring significantly greater complexity are scoped separately.
Examples of projects scoped separately:
- •large ecommerce stores
- •large product catalogues
- •advanced membership systems
- •complex booking platforms
- •custom software applications
- •customer portals
- •advanced API integrations
- •extensive multilingual systems
- •large content migrations
- •very large websites
- •substantial custom copywriting or media production
If your project falls outside the programme scope, you can still enquire with TheoMedia and we can recommend the appropriate approach.

Affordable website design: common questions
Direct, transparent answers regarding programme scope, eligibility, and pilot terms.
Is this a cheap website package?
It is intentionally lower-cost, but the programme is not designed around producing disposable or mass-template websites. TheoMedia limits the Community Build programme to a small number of suitable projects so we can still apply proper design, development and technical foundations while working within a defined scope.
Why is the Community Build website £495?
The programme is a limited Autumn 2026 pilot for independent businesses. Instead of allocating all of our acquisition budget to advertising, we are using part of it to support a small number of focused website projects.
How many businesses can apply?
Anyone with a suitable independent business can apply, but TheoMedia accepts a maximum of three Community Build projects per month during the pilot.
Does submitting the form guarantee a £495 website?
No. We first review the project scope. A place is only confirmed after the project has been accepted and the £200 reservation payment has been received.
Can you build an ecommerce website for £495?
The Community Build programme is primarily designed for focused small-business websites. Larger ecommerce stores, complex booking systems and bespoke functionality require additional scoping and are quoted separately.
What if this month is full?
You can join the following month's priority list. Priority applicants are contacted before the next allocation is opened more widely.
Do you work with businesses outside London?
Yes. TheoMedia works remotely with businesses across the UK, Ireland and Europe.
How long does a website take?
Timescales depend on scope and how quickly content and feedback are supplied. A realistic project schedule is agreed before the build begins.

Testimonials or reviews are never required to be positive and should remain voluntary.
